Information On Tile Installation And Pricing

Homeowners know that budgets are one of the most influential factors when choosing a flooring material. Tile cost is no different. It's very important to have a ballpark figure of what the different materials are going to cost so you can make an informed decision about which is best for you. Here's a list of the most popular tiles, and their cost per square foot for materials and installation labor. Keep in mind, however, that tile cost varies depending on where you live, the type of material you choose, and the labor costs involved. In other words, these tile cost figures aren't exact, they're just here to give you an idea of what to expect when you start shopping around for materials and installation labor.

We sometimes receive calls from people who want to know what we charge “per square foot” for tile installation, and want us to give them a “ballpark” figure for their installation over the phone. Here is why we cannot do this:

A professional tile installation is not priced simply on a per square foot basis. This is because such a one size fits all pricing method does not cover all the variables in the installation. I dont know of any professional tile installers that would do this. A handyman may do this, but you are not getting a professional tile installation contractor and you don’t know what kind of installation you're going to end up with. The big box stores will charge by the foot also, but read their disclaimers and contracts very carefully. Their price will not include prep work or other work that may be needed for the installation to be correctly installed.

While square footage is a factor in working up an estimate, it is not the only factor, and the labor price per square foot is nothing more than a variable.

Hire A Professional Tile Installation Contractor

Naturally, the cost of hiring a professional tile installer depends on many factors including preparation, complexity and pricing in your area. Preparation of the surface can include floating floors, removing and applying the subsurface, installing cement board or other necessary corrections needed.

Time and complexity of the tile design will also influence cost of the installation. Our basic installation starts at $2.25 per square foot with no preparation work ( 400 Sq Ft Minimum ). Smaller jobs will be a little more costly.

Size Of The Tile Installation

Most tile installation contractors will charge small tile installation projects at higher rate. For example, the price for a 50 square foot ceramic floor tile installation will cost between $300 to $400, which makes it $6to $8 per sq. ft. But if it's 500+ square foot the same ceramic tile installation labor cost will be around $1500 - $2000 or $3to $4 per square foot.

Straight, Diagonal Or Pattern

Patterned tile installations will cost more per square foot to install than a straight tile installation and diagonal installation will also cost more because of the many extra cuts and additional time involved.

Location Of The Installation

If you live in a big city where living expenses are higher, tile installation prices will be higher. Also even in the same city prices can and will vary. For example, if it's a residential home with easy access and no homeowner association requirements you will not pay any additional charges. On the other hand, if it's an apartment building with stairs, no free parking and association requirements downtown. Then yes, you will be paying additional fees, because it's going to cost the installer more time and money.

Porcelain Tile Is Harder To Work With

Even though, ceramic and porcelain very similar in appearance there is a big difference in properties. Porcelain tile is much harder to cut and work with. In most cases for a ceramic tile installation it is enough to have a simple tile cutter and grinder for complicated cuts. But for installation of porcelain tile it is necessary to have more tools on site and more labor as it's more time consuming to work with.

Stone tiles

Marble, granite, travertine, and others are by far the most expensive tile choice when it comes to both the materials and installation. The cost for stone runs $4 to $60 per square foot for the material itself, and $6 to $12 dollars per square foot for the installation itself. Many tile contractors charge more for installing stone because of the extra work involved and lugging around the stone tile is tougher than working with its ceramic and porcelain tiles.

Ceramic tiles

Run anywhere from $1 to $15 per square foot for materials and $3 to $8 per square foot for installation.

Custom Murals

Pricing can range between $8 to $20 per square foot on installation for custom murals.

Vinyl tiles

Are by far the cheapest on the market and run in the neighborhood of $1 to $4 dollars for materials and a very reasonable $1.50 to $2 per square foot for installation.

As with any home improvement project, expect to get what you pay for. Generally speaking the higher cost of the tile, the better the material you're getting. Same goes for the quality of installation. And again, keep in mind that prices will vary. The best way to get an idea of the cost of tile in your area is talk to regional suppliers and installers.

Don't Cut Corners

Also, don't forget that while tile cost is important to consider in making your decision, you are making a long term investment in your home. with that being the case, be careful about sacrificing what you want in order to meet your budget. Whatever you choose is going to be there for years to come, so it's very important that you get exactly what you want, despite the price.

Both Real Estate professionals and builders agree that ceramic tile is the one thing you simply can not afford to leave to chance when designing and upgrading your home or business.

Stop And think about it, dollar for dollar, you would have to go to exterme lengths to find a better return on any investment than a beautifully restored kitchen, family room, dining room, backsplash or bathroom floor and walls. A newly installed tile floor or tub surround will not just look beautiful but, will increase the value of your home!
